Building Structure & Specification

Method: Built using traditional Thai method of steel reinforced concrete columns,
tied together with a ring beam system.
Foundations: The foundations that the columns sit on are between 1.3m x 2.00m thick concrete reinforced with 16mm diameter steels.

Columns: The house is supported by 29 columns, the foundations of which consist of concrete base pads. The columns are reinforced with 12mm diameter steels.

Ring Beams: The ring beams connecting the columns together are 400mm deep x 200mm wide and reinforced with 12mm diameter steels.

Structure: The roof structure is made from ‘C’ Channel steels, which receive on-site rust proofing. The use of a steel roof structure also prevents any possible structural problems associated with termite infestation.

Tiles: The roof tiles are the good quality ‘CPAC Monier’ concrete based type.

The walls are constructed using 9cm concrete blocks. These larger blocks provide additional strength compared to the smaller type.

The flooring consists of pre-cast concrete planks reinforced with 9mm diameter steel to give added strength.
The floors are finished with a ceramic floor tile.

The windows and doors are made from traditional Thai hardwood, which receive an on-site protection after installation.
The windows are glazed and receive a weatherproofing mastic seal.

The ceilings are made from traditional plaster board panels, supported by a metal support system.

NEW Underground Electrics will be provided for all the homes!!

Electrical supply- 220v 3 Phase electric meter is provided by electricity company
adjacent to front wall and a fuse board is provided within the house.
Concealed wiring is installed within safety conduits. Latest regulation
3-pin sockets are provided throughout. External lighting and power points
are also provided.

Water: A water supply is provided into the villas, via a storage
tank and pump.

Drainage & Sewerage: An underground septic treatment tank is supplied. Additionally a concrete drain is provided, which is connected to the main drainage system in the road outside, for the removal of treated toilet waste and surface rainwater.

TV & Telephone: TV & telephone points are provided in the lounge and all bedrooms and connected to the front of the land ready for connection by the cable and telephone companies.

Bathrooms: Vanity units are provided with granite tops and a storage cupboard underneath. Floors and walls are covered with ceramic tiling. Hot water showers are provided. All sanitary ware is from the respected Cotto company. WC have 4 inch drain connections.

Kitchen: A teakwood veneer fitted kitchen is provided, including built-in sink, hob, oven, extractor fan,fridge/freezer and granite work tops. There is also a breakfast bar (optional). There is plumbing and electrics provided for an outside ‘Thai Style’ kitchen, and space for a washing machine.

Externally: The boundary walls are made from block work. Concrete driveway and pathways around the house, have a sand washed finish, accessed via a sliding wrought iron security gate.
Lighting, water and power points are also provided.

Garden: A fully landscaped garden is included.

Swimming Pool: 8 x 4m salt water and 7 x 3m salt water pool on phase 2.
The pool is constructed with 200mm thick concrete walls and floors, reinforced with 12mm diameter steels and guaranteed for 10 years.
The pool equipment and management control panel is housed in a pump room and is manufactured by ‘Poolrite’ of Australia. All manufacturers’ guarantees are provided.
Glazed tiles cover the pool walls and floor, and the surround is ‘sand washed’.

Spa: An optional extra at 100,000 Baht (includes separate pump and air switch).
